MountainSide Project






























Mountainside Dr Project Time to Complete: 2 days

Being an older home, we expected to find the use of oil based paints
in poor condition - we did - and of course the finishes were showing their age and were
quite yellowed. Conversion priming of the oil based finish with 1-2-3 primer and the use
of a high quality trim finish has provided a nice refinish result.
All ceilings and walls were thoroughly cleaned, skim coated and primed and now look
great compared to what existed prior ;)

Cost: $800.00

Previous surface exhibited spalling,cracking and
discoloration due to tree litter/lichen and moss
fungus. Acid etching preparation is critical in
this application and we think we came up
with a nice result for the client.

Turnaround Time : 4 days
Shop Time: 15 hrs

Cabinets deglossed, sanded and painted off site
to prevent dust accumulation on-site.

Client is a busy downtown professional
and had zero time to take on this project
due to lack of holiday time and a demanding
occupation - this is our calling card as we can
arrive on site, uninstall cabinets and begin a
fast turnaround shop process. Wall painting
done in a couple of hours as the condo was
in very good shape ;)

Pro Painters Vs Discount Painters

We often get asked the question...how do you price a job, how come you are more
expensive than the student painting companies ?



Pricing a job involves a complex set of job site variables that

are completely different for each project we decide to take on.





  • Are we repairing or patching/skim coating any surfaces ?

  • Heights work or delicate interior surfaces ?

  • Are we replacing trim, crown or a rotted architectural detail ?

  • Are you opting for top of the line paints and primers or middle of the road quality ?

  • Do you understand the time taken in between applications of coatings for

  • additional patching or filling ?

  • Our surface prep is second to none we are not racing to the glory work early !



When you opt for a student painting service you get BARE BONES and low

application skill, and that is why a standard room price is cheap. That is also

the reason you should not opt for a student painting company, you get

exactly what you pay for and nothing else. We get calls all the time to come

fix surfaces that:





  • Have not been primed or surface prepared

  • Wrong sheen for surface - very common in student painting- bad specifications

  • Poor workmanship, lack of care

  • Bad looking work - jagged lines, poor caulking, poor cut-in lines etc.

  • Paint spilled on roofs and driveways or garages and not cleaned up

  • Painters who are working for a beer paycheque and could care less !



Many clients tell us that they tried a student service and end up repainting within

6 months because the work was poorly done and was unsightly to look at. When you

hire a pro painter, you might be quoted 30% higher but the project is done

correctly, on-time and with respect for your property. Student firms are notorious

for accidents, workers who do not show up on time and have zero training or inclination

to remain in the painting industry, so you get exactly what you pay for.

Cabinet Painting - Why You Should Not Use an Alkyd or Melamine

Having quoted hundreds of cabinet finishing projects, we often get
asked " How come you do not recommend melamine or oil based
paints on cabinets - everyone tells us they are tougher to mar and
stand up better to scrubbing...? "

First off, there was a time when melamine alkyd and oil based
paints were superior during the early 1980's before acrylic
paint technology was mastered. This is no longer the case
as most paint manufacturers have not developed the technology
for over 15 years due to the coming VOC /HAPS regulations which
will eliminate any paint not meeting EPA guidelines for emissions.

Let's look at the advantages of 100% acrylic paints and lacquers
which meet GreenGuard regulations and the North American EPA
standards for VOC compliance.

  • Fast drying
  • Zero odor
  • Zero VOC pre-tint, Low VOC after colorizing
  • Easy touch up - Safe for homeowner to store and re-use
  • Safe TLV exposure levels for children, pets and seniors.
  • Safe to apply by painter technology - roller brush or conventional spray
  • No threat of on site fires or explosion hazards - spark proof

Melamine, or oil based paints have the following negative characteristics:

  • Early yellowing in off whites
  • Slow dry time - exceedingly slow in some cases due to tinting/humidity
  • Gummy finish - does not SNAP dry hard to touch ever
  • Dangerous solvents to thin and clean up
  • High Threshold Limit Value Exposure (TLV's) - may cause illness or reaction
  • High VOC and Stoddard Solvent - if painting cabinets you now have 11bs of solvent
  • and paint additives on your cabinets that is continually off-gassing harmful VOC's.
  • Not safe for children or pets after the "Melamine Scare" of 2008 from Chinese Toy manufacturing.

Anyone considering the use of any oil based paint in their home should realistically
assess the danger and make an educated choice that is environmentally conscious.

Back in 2000, two men were badly burned and killed in a solvent
vapour explosion while spraying cabinets in Whitby when the spray
solvent cloud from a conventional spray cup
ignited due to high humidity and the presence of an open flame (water heater)
- this event did not go unnoticed by the paint industry (CPCA) and there has been a huge
movement away from any highly solvented coating formulation across North America.

Threshold limit values or TLV's as they are called in the allergen and exposure
classification are dangerously high when breathing and working with oil based paints and melamines. They are just not safe for anyone to work with and I would run away
from any painting contractor specifying alkyds and melamines in this day and age.

Topsail Island Project - October 2010

























Fall 2010 Project: Topsail Island, NC October

ColorScapes will be completing an exterior
deck restoration and repainting of a fine beach
home on Topsail Island during the month of
October when the blistering Carolina heat subsides.

Current deck conditions - extremely weathered cedar
plank decking and balustrades.
