Priming New Wood Windows Prior To Installation




















ColorScapes Painting is a firm believer in priming bare
wood substrates prior to install for a proper job.
Priming with a mildew-resistant high solids primer
protects against development of cladosporium
mold and premature dry or wet rot conditions.

Here we primed a brand new wood window
prior to install to address the above.

Mini-Bar / Paint Project - Small Budget/Big Results
































Small Budget But Big Effect !!!

Client requested a small mini-bar and cabinets for a budget just shy
of 3500.00 (not including hardware costs/appliances).

Work took four full days - Cabinets are custom built by
a contractor selected by ColorScapes and are solid warm maple.

They are brad nailed both to the wall support and anchored with cap washer bolts.

Mini-bar is 2x4 base construction, plypressboard and trimmed with
maple casing. Plumbing is PEX with standard 1/2 to 1/2 inch quick
connectors. Taps are new Danze fountain style single handle operation.

  • Paint colours are Toasted Wheat (Pratt and Lambert)
  • and Midnight Black (Cabinet Trim)
  • Cabinets are Euro-Hinge Style.
  • Wine/Pop Fridge is a Miele and costs about 850.00 with perfect temp settings for your favorite Cabernet or other !
  • Counter Top is Black Formica Non-Scratch with a Gloss Clearcoat Epoxy

We vapor barrier boxed all outlets on a standard 3500w breaker line
and added 5 outlets to the existing for home theatre and bar, toaster,
counter lighting.

Quotations and Testimonials

We generally quote all interior re-paint work at
$1.50 per sq/ft2. This includes all product, labour,
materials for patching/skim coating and of course
paint. It also includes things like plastic and canvas
dropsheeting and painter's tape, new brushes and
roller sleeves.

We do not provide deeply discounted painting
services as we feel we would be doing
a disservice to our clients by cutting price
and skimping on things like surface prep and
proper application for a completed look minus
flashing, holdout and thin areas which you commonly
see in a discount painting job.

We feel our price reflects professionalism,
integrity and clean-cut friendly professionals
who show the utmost in respect for your
property and concerns. Trust me, you do not
want 4-or 5 painters who smoke, blast large
radios and take over your home and treat it
less than what it deserves. We have seen this
type of operation out in the field and find it
to be not only disrespectful but also lacking
in any kind of professionalism at the craft
of painting.

Our painters are a cut above and are
professional non-smoking perfectionists
who strive for excellence in all ranges of
challenges on the job site.

At each stage of each project we do we ask the following:

1. Are we doing everything you asked for ?
2. Are you pleased with what we are doing ?
3. Do you need additional attention on a particular area ?
4. Provide us with a list of every item you would like,
either a 3rd coat on or a repair prior to painting.

Again, the rule is be very concerned if someone is
quoting you a low price that seems to lack thoroughness
in detail.

Home Theatre Projects Welcome
















Pictured above is a small
job we completed in March 2009 utilizing in-wall
Bose Acoustimass Sound, Yamaha in-wall speaker
design and of course A/V from Best Buy. The room
features an acoustic deadening ceiling with custom
crown mould painted flat black, kidskin leather theatre
seating, 64oz Shaw mushroom toned carpeting with
a mould preventative coating underneath and a hidden
control/AV Panel. Lighting is Gu10 spec pot lights
for a 350 watt bright and dim when needed.

For a small budget of under 10K and using the client's sketches this
is what we can provide with a 30 day completion timeframe.
The client wanted the room to be mostly TV Screen and minimal
trim and floor footprint for a 12 x 24 room. Budget came in
as priced and as requested.

There is also a small wet bar and storage pantry to the
right of the photo with an LG bottom mount refridgerator
and GU10 pot lighting. GFCI outlets for both fridge and
popcorn maker/ice machine.

The room is Wi-Fi Enabled, intercom enabled and also
features a hidden security cam in the event of break-in/theft
(Logitech).

Needless to say the client is an NCAA basketball maniac
and this room provides a refuge from his work on Bay St
in Toronto.

Deck Maintenance Program

Our annual deck maintenance program is now effective
for all customers who used our services to recondition
and recoat their cedar or ptw deck.

For a fraction of the cost of restoration, we will arrive in the
spring, moisture test, clean sand and recoat the deck with
SRD or specially formulated coating systems as applied
previously for that just stained new look ;)

Deck Maintenance is 1.50 per square foot for all deck
restoration work done by ColorScapes Painting.

We generally quote 4.00 per sq/ft2 for all deck
restorations to bring them back to life.

Ben Moore Collections Line Performs Again
















































































Recently concluded a 5 room repaint in a new home
in Burlington's Breckon Gate Estates Area. Using
Benjamin Moore's Collections Line Eggshell and
Ulti-Matte sheens we applied the following colors:

  • White Sand (Guest)
  • Wild Mushroom (Laundry)
  • Elephant Tusk (Great Room)
  • White Down/Natural Linen (Loft Family)
  • Dune White (Trim and Crown Mould)
  • Fireplace Mantel (Dune White)
  • Closets (Tusk and Wild Mushroom)

All trim was lightly sanded and primed with a conversion
oil based primer and followed with a non-yellowing
latex pearl sheen Dune White trim paint. The previous
builder had painted with an oil based trim paint that
showed signs of early yellowing.

Total Price: 3755.00

We estimate that we increased this home's value by at least 2-3% with
our work, the previous builder painting showed banding, lack of
skim final pass and next to zero caulking at the baseboard lines.

We turned this job around in 9 days and did so while working
on another large home close by, returning after sufficient
cure time to complete each room in sequence.

We also assisted the homeowner by locating studs and installing
candle holders and fixtures. We also did the downstairs hallway
and closets in the kitchen foyer for a nominal fee. (25.00) and even
painted the closet shelves !

Fall Exterior Painting

We are concluding a large exterior project this week
and were fortunate to have some excellent dry days
for painting last week. Temperatures were in the high
40's low 50's with one day reaching 64 in the sun.
The great thing about Sherwin Williams' Duration is its
ability to cure at low temperatures (2C). This enables
a sound adhesion to the surface and proper film
development to the coating. Sometimes, cold weather
painting is preferable to hot and windy conditions, because
the paint has more time to "wet" the surface and longer
dry times lead to better penetrating and adhesion, without
unsightly lap marks.

We generally conclude exterior painting by November 1st knowing
full well we could still see an Indian Summer period of temps in
the high 60's-low 70's in late October.

Airless Spray / Production Rates / Painter Fatigue

Airless Spray Painting Advantages:

Quality of finish - a sprayed finish done correctly looks
much better than brushed and rolled. Lap marks are completely avoided.

Speed of application: A standard 10 x 10 surface can be spray
painted in under 4-5 minutes compared
to 15-20 by brush and roll methods.

Time savings ? Mask time notwithstanding, a time
savings of 2/3rds can be realized.

Safety on ladder: One hand free to hold ladder means greater
safety and comfort

We spray painted Palladian windows and bay box
window surrounds in under 10 minutes
which would have taken 2-3 hours to brush paint.

Operator Fatigue: Airless spray makes painting
a breeze and turns hand fatigue and carpal tunnel
issues into a non-event. Anyone who thinks scraping,
torching/scraping and brush painting windows does
not takes it toll on someones' hands and arms is badly
misinformed !

People are generally shocked and surprised that
once we mask a window we can paint it in under
1-2 minutes with a sprayer, but let me tell you
when they see the quality of the finish they are
blown away by it ;)

Surface Preparation















































We cannot emphasize enough how important proper surface
preparation is to a lasting and pleasing paint project.

We spend 85% of our time on a job preparing surfaces to accept
coatings and finishes, and make sure we do every
project right the first time. The difference between
a good paint job and a great paint job is spending
time on correcting poorly aged surfaces, replacing
damaged or rotted surfaces, allowing 2-3 passes
with wood fill and sanding smooth, spot priming
or entire surface priming and choosing the right
weather and conditions to apply coatings.

If you are being quoted low prices for your
paint project, BE VERY CONCERNED, as I can
assure you the most important surface preparation
steps are being minimized or worse, avoided.

ColorScapes avoids direct coating application prior
to rainfall and when bad weather is expected in the days
during project work.

Under all circumstances, we avoid the use of oil based coatings
on any of our projects due to surface tension failures and
film embrittlement over time. High solids acrylic latexes
are excellent performers in all conditions and touch up
and clean up easier and do not require solvents on site
and disposal of hazardous wastes.

Wood Fill and Caulking/Dynaflex and Lepage Epoxy WoodFill

Preparation Time 31hours, Painting Time 4hrs.

The deck and pergola required 9 gallons of sodium
hydroxide based Deck Stripper to prepare and
16hours of wet stripping and scrubbing
to prepare for dry sanding of 9-10 hours.
We started with 36 grit pad and finish sanded with 100
grit Norton Abrasive.



Special thanks to Jane and Bruno for the chance to
work on this fine home. Moving away from the dark
grey has given life to the surfaces of this home and
emphasized the rich stone accents within the mortar
and stone exterior.

Ancaster Deck and Exterior Restoration

















ColorScapes is currently working in the exclusive
estates area in Ancaster's West End completing
an exterior restoration with a new colour scheme
and a cedar deck rehabilation. We expect to be
on site for 1 month's time.

Client has requested Sherwin Williams
Duration - an excellent hi-building
acrylic exterior coating for the windows, trim
and garage doors.

Deck coating chosen will be a two-tone
colour scheme to create architectural interest
and colours will be from the Sikkens palette in
SRD and Rubbol.

Office Makeover Completion


















Client explained a pressing need for the following

  • Damaged ceiling repair
  • Ceiling repaint
  • Wallpaper Border to be stripped
  • Drywall skim coated and repaired
  • All cabinets and builts in to be painted
  • Must be out by Aug 10th for hardwood floor installation.

We turned this room around in under 15hrs for
800.00 including all materials. We not only do
great work but we are also reasonably quick at
turning over rooms so that you don't have to
cope with drawn out project times.

Garage Floor Concrete Stain















We recently took on two projects for a customer in North Burlington:

Project 1 was to create a tile-look epoxy garage floor complete with grout lines...
Here we are taping faux grout lines to make for an excellent
architectural look.

Project 2 we stained a covered and recently completed Cedar Deck
with Sikkens SRD Cedar Tone. It turned out great, but look at that view !!!

Cedar Deck Restoration














































Cedar Deck Restoration:

Client explained that over time a few previous coatings
did not meet their color and performance expectations.

Central to proper deck restoration is stripping of all
previous coatings, sanding (mechanical grit pad/belt sander)
and vacuuming old fiber off the top layer of the deck. Proper
surface prep removes all old coating, allows the cedar to
breathe and slough off dead slurry layer of cells
and allows for acceptance of the new coating system.

Coating selected: Sikkens Natural Cedar for a warm
golden tone revealing the beautiful cedar beneath.
If you look at the photo carefully, you will notice a mild
sheen to the surface coating SRD, which means that
the one-coat application has been accepted into the surface
perfectly, will prevent water intrusion and will only require
maintenance coating in the next 12 month timeframe depending
on how aggressive our fall and winter is in terms of weather
exposure.

Overbuilding film mils with deck coatings is a no-no and usually
leads to a premature coating failure at some point. Getting the right
amount of coating on the surface is a skill best left to a professional
as all wood and deck coatings need to be brushed and back brushed
into the grain for proper acceptance.

Morrison Restoration



















Recently concluded a small project in Morrison
Heights Oakville for a longtime customer.

No real problems existed, but the exterior had been
painted with a poor oil based paint and showed excessive
embrittlement, spalling and chalking, especially on the
southern and western exposure elevations.

We surface stripped failed areas with an oxalic acid based biodegradable
agent, pressure washed with a low penetration nozzle and
allowed to dry 3 days and repainted with ICI's WeatherGuard
acrylic flat.

The columns were in good shape as they were handcrafted,
painted in shop and required only basic preparation and repainting.
They also do not receive direct moisture and rain attack.

Old Burlington Restoration

























































Just finished up a two-storey home exterior
in the Rexway Cumberland neighborhood
in older Burlington.

Shutters were power sanded, filled with wood epoxy
primed with 1-2-3, and given two coats of CIL Endurance
Semi-Gloss Easton Blue.

Garage Doors, Front Doors, Rear Windows were also completed
as well as roof dormers. Again 1-2-3 primer and a good quality
acrylic latex topcoat are best for the amount of UV this property
receives. In the pic above you'll see how we power abraded the old
caulking down and out of the equation with a B&D tongue sander
with a 60 grit pad. This is very effective and makes final painting
look excellent instead of slapping a new coating over old caulking
and seeing the effect of cracking and decayed caulking beads.

In memory of Kevin Johnston

Just wanted to pay respect to someone I worked with
at Pratt and Lambert Paints who tragically passed away
in the 3407 Plane Crash in Amherst,NY back in February.


Kevin Johnston was the lead technical hygienist for
P&L and recently was appointed director at Henkel
in Western New York. Kevin leaves behind many friends
and family across the U.S.

PineDale Condo Ceilings



















Just finished 6 ceilings at PineDale Condominiums in
Burlington. Substrate: Stucco
Finish Coat: CIL Realife Ceiling White

After completing 2900 square feet of ceiling with
Akzo's CIL Disappearing Dye Ceiling white we
are impressed with its holdout, ability to hide
and resist spatter. The disappearing dye is
excellent for visualizing previous cut-in lines
and helps when working inside a bright condominium
tower with lots of natural light. Cuts down on
eye fatigue and makes the job easier to complete
and cover in 1 coat.

The pitfalls of pressure washing wood

Pressure washing wood surfaces is a topic that causes
alot of consternation amongst painters and DIY'ers.

When force propelling water at high speed (2200 psi)
into wood, you inject the wood capillary layer with
way too much moisture which ups the moisture
content way past 14%. Wet wood does not hold
coating properly over the long-term and usually
leads to premature coating failure. What to do then ?

The best surface preparation is to always leave water
out of the equation and powersand/abrade wood surfaces
with a high speed sander (belt or try the new B&D tongue
sanders). Set up your sander with 60 grit and you will
see how fast coatings and the dead fiber layer on decks
and window trim are sanded off. Now you have a perfectly
dry and profiled surface which will accept primer
perfectly.

If the surface is very wet, allow a full 2-3 day dry out period
after sanding before priming and you will get a 10 year paint
job on trim and about 5 years on deck finishes.

Overuse of pressure washers and TSP are a leading cause
of paint adhesion and early coating failure. TSP is basically
salt and salt and paint do not get along, force this into wood
at high speed and now you have guaranteed paint failure
waiting to happen.

TSP is overmarketed and oversold and people who use it
often allow it to dry into the surface under the hot sun - ICI Paints
has a number of large claims documented where TSP overuse was
the root cause of the coating failure. If you decide to use it, you must
always flush hot water rinse the surface completely and it is really
only practical to use it inside on surfaces that are not absorbent.

One of the best surface preps can be home made - add 2tbsp of
Tide non-softener powder detergent to hot water and throw in a
capful or two of bleach. Cost ? Negligible. Results - perfect for
removing atmospheric pollutants, bird doo, leaf litter etc.

Don't fall for the TSP hype ;)
