Cabinets, Walls and Ceiling - Kilbride Project

.

Great thanks for the kitchen project Tammy
and Peter K. We added some nice new
Amerock Bronze Brass Hardware to update
the look !

Kitchen spray finished in Target Lacquer Semi-Gloss
Sheen (50 degree) for excellent mar resistance
and cleanability.

ML Campbell Spray Tech Finishing Certification

Our experience in the coatings industry
is second to none and we firmly believe
our work is much better than most
painting contractors in the GTA who
typically quote volume and low-bid
to undercut. We don't deliver service
to low-end clients so they are welcome
to the low end of the ladder in the market.

We price fairly and always with an
eye towards quality using
the best paint products in the industry.

Our commitment to learning new technologies in painting
preparation is well documented with over 20 years experience
with not only working the sales end but also the application
and field experience end. We can talk adhesive ratings
and test results all day of well rated products or we can talk
about how great that new colour looks on your deck or wall - either
way we have a keen interest in modern day coatings application.

All we ask is that you have some colours in mind,
some great ideas about how you want the room to
look and we can get started. !

Canac Kitchens No Longer Manufacturing in Canada

Read the article about Canac's demise and failure to use
Green Technology in its coating application facility in Thornhill
in 2008, prompting the move to Statesville,NC.

Residents often complained about vapour emissions from the
downdraft facilities due to the use of soon to be illegal HAPS
based coatings and lacquers. If you are planning to do
your own cabinets it is wise to avoid oil based or melamine
finishes for these same reasons. Old technology is often
dangerous technology what with solvent cloud ignition
, exposure to Stoddard Solvents, MEK and other
carcinogenic chemicals.

Go the safe route always use waterborne coatings
with soap and water cleanup and fast coalesce cure.

Humourous Angle to Painting - Tailgate Vehicle

A couple of friends of mine are Steeler Crazy and this is the kind
of madness you see down in the Steel City with the Steelers.

Miles,Cliff and his posse hard at work painting the black and gold
on a rehabilitated S.T.A.V - Steeler Tailgate Assault Vehicle -
complete with bbq grills, flat panel TV with Direct TV, 2000
watt sound system and an engineer-designed beer keg area. !

Xibit would be proud gents !!! Go Steelers !

Hardwood Restoration

ColorScapes Painting is currently assisting a client with an oak
hardwood floor restoration. Previous floor was in moderate to good
condition minus some mild damage from moisture and old carpet adhesive.
Significant sanding and stripping was required at baseboards and
where the old quarter round had been nailed. We ripped out
all the old carpet and pad and took to the Halton Landfill for a nominal
fee.

We sanded & power vacuumed until spotless then
applied an English Chestnut Colour from Minwax
followed by Fabulon's Crystal Quick Dry Floor Finish.
(3 coats - final dft 12 mils).

Fabulon has several advantages over regular polyurethane - lightning quick dry time
(takes foot traffic in under 2hrs !) and zero odor/voc exposure.

Cost: $2100.00
Sanding Time: 30-35hrs
Turnaround time: 3-4 days

West Oak Trails Ceiling Spraying

Ceiling Project - West Oak Trails - 4100 sq ft2.
Cost: 4000.00
Product: Sherwin Williams Ultra White Ceiling Finish
Turnaround Time: 1 day
-----------------------------------------------------

One of our paint crew blazed through 4000 sq ft2 of ceiling
in one day (11 rooms) applying three coats to a badly nicotine
stained ceiling.

First coat we shot Zinssers Cover Stain, second and third
coats were SW's Qualikote Ultra Ceiling White An excellent
product for spraying.

Special thanks to Todd Pekin for demonstrating his
speed and agility in spraying 4000 feet of ceiling in
under 3hrs complete - primer and topcoat.
Thanks to Carmela and Peter for the project.
Carmela and Peter will be spending time in West Palm Beach
golfing during the month of March at PGA National and were
the winner's of our Grand Prize Raffle for 2010.

Cabinet Painting Prices

Our cabinet finishing prices vary according to:

1. Cabinet Count - how many ?
2. Amount of Sanding Prep or Filling Required Prior to Hardware Install
3. Repair of Damaged Surfaces - Fillling and Sanding Work ?
4. Special Considerations - Obstacles or Stain Removal Required
Prior to Painting ?
5. Finish/Sheen Level Chosen and Product Vehicle Type
(WB Lacquer or Acrylic ?)
6. Pigmented White and Off White vs NGR Stain Refinishing ?

We have done kitchens as small as
5,10 or 15 cabinets and as large as 65+ !

Cabinet projects require 1 week lead time notice and 1 full week cure
time prior to re-install after spray finishing in shop.

All coatings are applied with conventional spray and custom
air-assisted airless HVLP gun and sprayed at 28-40 psi
for perfect finish and atomization.

We guarantee an excellent finished
look with our HVLP process !

***We DO NOT and will not apply OIL or Melamine Alkyds as they are
substandard products with VOC issues, off-gassing, soft cure thumbprinting
and have a tendency to embrittle and yellow over time causing
chipping and loss of colour due to chalking from sunlight exposure.

Spray fog from oil-based and solvented products
is dangerous and a mess to clean up so we AVOID
using this old technology !

WE NO LONGER APPLY OIL BASE PRODUCTS PERIOD !

3.10.10

Acid Staining Project

ColorScapes recent installation of concrete etch and stain project
in Glen Abbey. 25 x 20' stamped concrete patio required
significant etching and cleaning prior to remove salts, bbq
stains and birdcrud - we pressure washed after etching and
were able to stain next day.

Prior concrete surface was boring grey stamped concrete !

Price: $750.00 Completed in Two Days.

Small Modern Kitchen

Small Modern Kitchen Painted with
Custom Red in Satin Finish Duration SW.

We custom installed 10 upper cabinets using existing
hidden hinges and added custom 1 3/4" crown to the
top of the cabinets. Cabinets are Kraft Maid Winter
White (flat stock appearance no colonial inset panel)
and were painted with our HVLP gun process as the factory
finish was not up to spec and showed scratches in the
finish prior to install. This was an easy remedy.
Cabinets required two week lead order time.

Once cabinets were in and walls were painted, we installed a countertop granite
effect coating and clearcoated with StoneEffects Clear Epoxy.
at 21 linear feet, this cost only 495.00 !

CounterTop Finish - Galaxy StoneEffects
with Epoxy ClearCoat. Countertop was previous
Builder's stock white melamine and badly worn.

Turnaround Price: $3650.00
Four Days Completion.

The Process

In life as in most renovation projects, everything comes down to
PROCESS. Having earned ISO auditor certification in 2006, the
more experience we gain at renovating and painting client's homes,
the more we begin to recognize it is all about the process.

Before we quote a project we consider all relevant details
that will satisfy the client's needs - we call this SCOPE.

We then identify the steps that will create an effective
room turnaround - we call this our procedure flow...

We then execute these steps in sequence to guarantee an
excellent result.

So you see, it is all about the PROCESS in life as in repainting
and renovation.

We are proud to say we apply an ISO template process to all of our
projects to guarantee this result - in pure construction you might
call it project management - we call it doing it the COLORSCAPES
way.

There is a reason we get called back to do additional work for clients
and we thank them for keeping us in mind.

MountainSide Project

Mountainside Dr Project Time to Complete: 2 days

Being an older home, we expected to find the use of oil based paints
in poor condition - we did - and of course the finishes were showing their age and were
quite yellowed. Conversion priming of the oil based finish with 1-2-3 primer and the use
of a high quality trim finish has provided a nice refinish result.
All ceilings and walls were thoroughly cleaned, skim coated and primed and now look
great compared to what existed prior ;)

ICI Colors: Rosewater / Cloud White (Crown and Baseboards)

Thanks to Ron C. for the project and Janice on the assist ;)

The Granary - Oakville

Condominium Kitchen (Oakville)
Renovation Cost: 3200.00
Cabinet Style: Glendale Champagne Oak (Previous Colour)

All cabinets deglossed, primed with Zinsser
and HVLP application in shop with a final
dry film of 9-10 mils Satin ICI Acrylic
Non-Yellowing Finish.

Walls: Pratt and Lambert's Toasted Wheat

Turnaround Time : 4 days
Shop Time: 15 hrs

Cabinets deglossed, sanded and painted off site
to prevent dust accumulation on-site.

Pro Painters Vs Discount Painters

We often get asked the question...how do you price a job, how come you are more
expensive than the student painting companies ?

Pricing a job involves a complex set of job site variables that

are completely different for each project we decide to take on.

  • Are we repairing or patching/skim coating any surfaces ?

  • Heights work or delicate interior surfaces ?

  • Are we replacing trim, crown or a rotted architectural detail ?

  • Are you opting for top of the line paints and primers or middle of the road quality ?

  • Do you understand the time taken in between applications of coatings for

  • additional patching or filling ?

  • Our surface prep is second to none we are not racing to the glory work early !

When you opt for a student painting service you get BARE BONES and low

application skill, and that is why a standard room price is cheap. That is also

the reason you should not opt for a student painting company, you get

exactly what you pay for and nothing else. We get calls all the time to come

fix surfaces that:

  • Have not been primed or surface prepared

  • Wrong sheen for surface - very common in student painting- bad specifications

  • Poor workmanship, lack of care

  • Bad looking work - jagged lines, poor caulking, poor cut-in lines etc.

  • Paint spilled on roofs and driveways or garages and not cleaned up

  • Painters who are working for a beer paycheque and could care less !

Many clients tell us that they tried a student service and end up repainting within

6 months because the work was poorly done and was unsightly to look at. When you

hire a pro painter, you might be quoted 30% higher but the project is done

correctly, on-time and with respect for your property. Student firms are notorious

for accidents, workers who do not show up on time and have zero training or inclination

to remain in the painting industry, so you get exactly what you pay for.

ColorScapes Painting has been painting fine residential homes since 1988 and

still gets calls for work from clients who have used us 20 years ago. It is our

calling card and mantra of reliability that sets us apart. We have also been trained

extensively by the Paint and Decorating Industry and carry certification from

PDRA, NACE and Paint and Decorating Contractors of America. We have specified

coatings applications from simple residential to AWWA Pipeline, Water Tower,

Bridge and Major Industrial and DND/OEM coil coatings business.

the pot light work completed by previous
contractor.

Cabinet Painting - Why You Should Not Use an Alkyd or Melamine

Having quoted hundreds of cabinet finishing projects, we often get
asked " How come you do not recommend melamine or oil based
paints on cabinets - everyone tells us they are tougher to mar and
stand up better to scrubbing...? "

First off, there was a time when melamine alkyd and oil based
paints were superior during the early 1980's before acrylic
paint technology was mastered. This is no longer the case
as most paint manufacturers have not developed the technology
for over 15 years due to the coming VOC /HAPS regulations which
will eliminate any paint not meeting EPA guidelines for emissions.

Let's look at the advantages of 100% acrylic paints and lacquers
which meet GreenGuard regulations and the North American EPA
standards for VOC compliance.

  • Fast drying
  • Zero odor
  • Zero VOC pre-tint, Low VOC after colorizing
  • Easy touch up - Safe for homeowner to store and re-use
  • Safe TLV exposure levels for children, pets and seniors.
  • Safe to apply by painter technology - roller brush or conventional spray
  • No threat of on site fires or explosion hazards - spark proof

Melamine, or oil based paints have the following negative characteristics:

  • Early yellowing in off whites
  • Slow dry time - exceedingly slow in some cases due to tinting/humidity
  • Gummy finish - does not SNAP dry hard to touch ever
  • Dangerous solvents to thin and clean up
  • High Threshold Limit Value Exposure (TLV's) - may cause illness or reaction
  • High VOC and Stoddard Solvent - if painting cabinets you now have 11bs of solvent
  • and paint additives on your cabinets that is continually off-gassing harmful VOC's.
  • Not safe for children or pets after the "Melamine Scare" of 2008 from Chinese Toy manufacturing.

Anyone considering the use of any oil based paint in their home should realistically
assess the danger and make an educated choice that is environmentally conscious.

Back in 2000, two men were badly burned and killed in a solvent
vapour explosion while spraying cabinets in Whitby when the spray
solvent cloud from a conventional spray cup
ignited due to high humidity and the presence of an open flame (water heater)
- this event did not go unnoticed by the paint industry (CPCA) and there has been a huge
movement away from any highly solvented coating formulation across North America.

Threshold limit values or TLV's as they are called in the allergen and exposure
classification are dangerously high when breathing and working with oil based paints and melamines. They are just not safe for anyone to work with and I would run away
from any painting contractor specifying alkyds and melamines in this day and age.

Open Concept Kitchen/Living Room

Client wanted a bright casual look for
a large open concept kitchen/living room.
We shot this pic with a new panorama setting
to show the scale of the room and architectural
features which could not be seen with a regular

Work took 2 days and project came in on
budget.

Cabinet Makeover

Cabinet Project requiring sanding of existing
cabinets, de-glossing/cleaning and spraying
with HVLP rig. Notice grain "pop" or show
through - this can only be achieved by spraying
as a brush and roller lays on paint much too thick.

We completed 24 cabinet doors for a total cost
of $1200.00 - about a 1/3rd of what it would cost
to get them re-faced with new cabinets.

Transforming Knotty Pine to Painted !

Maintenance SRD

This customer's deck was due for
a maintenance coating of Sikkens SRD Cedar -
we successfully top sanded the previous
coating and moisture checked the deck
boards prior to successful application.

Great thanks to J&B for the chance to
continue working on this fine home.

Deck Completion - Sikkens SRD

Client wanted deck restored to original
install condition and stained with
Sikkens SRD Cedar. Project took
approximately 42hrs prep time and
application time of 4hrs for a great result !

Special thanks to Eric S. and Janice for
assisting on this whopper of a deck...!

Sikkens SRD has a nice look to it and is
comparable to a furniture finish, if you have
cedar don't use anything but Sikkens - the iron
oxide pigmentation is second to none in terms
of quality and color development.

Original high quality cedar deck installed by
Rustic Pines - contact Kevin Ritskes for
a quote on a new cedar deck ;) Their
work is outstanding and they custom build
arbor/lattice work for all clients.

28.6.10

Wet Weather Delays / Moisture Testing Decks

We are in the midst of completing two exterior cedar decks,
one being a restrip and stain and the other due a maintenance
coating follow-up. Weather has put a hold on all exterior
wood work for obvious reasons.

We normally moisture test topside and bottom of cedar
deck boards to make sure we are in the range of no more
than 12-14% for ideal coating application. This ensures
uniform development of color, sheen and penetration
into the wood's capillary layers.

We often see decks with splotchy appearances, uneven
sheen development and overlap and a lot of this is due
to the surface being too wet to stain.

Let's hope for some dry weather this week !

Busy June !!!

We are in the midst of a large deck project, a kitchen cabinet
repaint, and a small alcove wall for a client wanting a recessed
LCD cabinet for his latest home theatre update.

Pictures to follow of all three projects once completed.

A note to our kitchen cabinet clients - generally speaking
our HVLP process for cabinet repainting takes 5-7 days
to reach a cure state that is safe to install without
scratches. We always provide touch up as part of our
service - so no need to worry. Since we use an acrylic
waterborne system that is easy for a homeowner to touch
up there is no worry about nitrocellulose or heavily solvented
coatings fumes or vapours. In other words ,safe for babies, pets
and those with sensitivities to chemicals.

Current HAPs list legislation is fast outlawing the use of
nitrocellulose or amino alkyd conversion varnish coatings - they
are just not safe for anyone to apply or to be exposed to.

11.6.10

Cedar Deck Prep

.

Project: 1000 sqft2 of Cedar Decking
Challenge: Grit Pad Sand aged surface/brighten and restain
Replace Deck Boards/Top Rail

Here we are prepping a deck with Cedar Restorer after sanding
to brighten up the Western Red Cedar colour. Our biggest challenge
was the balcony balustrades - they took 7hrs of hand profiling
and chemical cleaning but look at them now !

More pics to follow once staining is complete ;)

We went from 36 Grit Pad to a final Sand with 80 Grit as
Sikkens recommends. We moisture meter tested and got
a decent reading of 9% during the week of June 14th.

This deck took 19 hrs of belt sanding and
treatment cleaning to get it coating ready ;) We always aim
for a furniture quality finish and this is very possible with
Sikkens SRD. We even replaced a badly splintered board
for 25.00.

Special thanks to Janice for the assist - J & B for the lead
and of course the homeowner Arlene.
